Outer Banks Real Estate

The Outer Banks of North Carolina is a chain of barrier islands with the largest estuary system in the world. Its 130 miles of unspoiled coastline beckon millions of visitors annually.
           
The small, friendly Outer Banks community is home to only about 33,518 year-round residents. The largest incorporated town is Kill Devil Hills with a population of 6,425, and the smallest is Duck with a population of 448. The area's population soars much higher during the summer season, when visitors flock to the area.

Many vacationers that come will choose to stay in condo's, motels, hotels, small or large cottages.
After you have visited the Outer Banks many people get hooked and cannot wait to come back. If you find you are one of those who maybe interested in possible buying here, you are in luck. We do have many different price ranges and styles to pick from.

If you have vacationed here you will find if you want to relocate here that you may not want the reversed floor plan that many of the vacation homes have. What that means is the the living area is on the three floor or top floor and bedrooms are on the lower levels. Carrying groceries up and down stairs will get old pretty quick unless you have an elevator. Many of the year round residence live on the west side of highway 158. There you will find year round neighborhood with homes on foundations  like you are use to in neighborhood neighborhood. If you are down on vacation, take a look on the west side of the island you will see a whole other world.
Many people ask me about flood insurance and the cost of it. You will be very surprised how affordable flood insurance is and that some properties do not require it due to the elevation of the property. For example I live on the sound ad our flood insurance is $422.00 a year. What is more expansive is wind and hale insurance. Property taxes are much lower than many areas of the county due to tourism. Toursim dollars keep our taxes low.

One of the many things that are so nice about the Outer Banks is that we are still small enough where you can still make a difference in the community. People still look out for one another and the schools are great! Teachers love our childern and will stay in touch with you if there are any concerns so you can be on top of their education. If your child is interested in sports you are in luck...we have the Rec Center sports as well as in the schools.
